Required Documents

Documents required vary from loan to loan, but generally the following are required, often for up to two years back:

  • Two most recent pay check stubs
  • Two most recent W2's and/or 1099's
  • Two most recent tax returns with all schedules
  • Documentation on any other sources of income- Rental Agreements, Social Security, Disability, Pension, Annuities, Child Support, Alimony (Include Award Letters, Divorce Decrees, Canceled Checks, etc.)
  • Two most recent bank statements for checking, savings, retirement accounts and any other liquid assets – be sure to include ALL pages, even if the pages are blank 
  • Copy of current driver's license or other personal identification document 
  • If applicable, resident alien card, copy of front and back
  • If applicable, most recent mortgage statement for all mortgages
  • If applicable, homeowner's insurance declarations page
  • If you own a condo or townhouse, provide HOA name address and telephone number
  • If applicable, provide bankruptcy full discharge documents with all schedules
  • If applicable, provide a signed letter of explanation for any known derogatory credit or inquiries​
